  • Have you been turned down by the High Street? Don’t worry, there are lenders that see the bigger picture. Some lenders will offer a completely self cert mortgage.
  • Do you need to borrow more than the lender is prepared to lend?  Some lenders will lend up to 85% of bricks and mortar valuation.
  • Have you checked to see if your could improve on your existing deal and at the same raise capital to fund that long awaited expansion?. Re-mortgaging does not have to cost you an arm and a leg.    
  • Would you like to use your SIPP to purchase a commercial business? Some lenders are willing to find a way to lend.
  • Do you not have time to wait for your existing lender to come up with the offer? We have lenders that would be looking at completing within days and not weeks or months.
  • Do you need your monthly payments to be more realistic? Some lenders will allow you to spread your mortgage over 30yrs rather than 25yrs.
  • Did you go into shock when advised of all the up front costs? We have lenders that would like to give you a chance to build your business, therefore do not charge fees.

Lenders do not always welcome you with open arms when you are looking at starting a new business. We understand the difficulties and so do our lenders.

Bridging Finance:

This is a short term loan, normally 1-12 months in duration. Bridging loans are useful for home movers, buy to let investors or developers, business men or individuals who just need to raise money quickly.

Business Purchase:

If the purchase price is of any size the lender will normally look for some sort of security for the loan. Many businesses use leasehold properties so it is important to negotiate a long lease in order to get an affordable rate.

Development Finance:

As with all Commercial Loans, the lower the loan to value and the more experienced the applicant the better the rate charged.

Constructor’s Finance and Constructor’s Factoring:

If you are a constructor with a larger than usual contact or longer payment terms than usual, we have several ways to help.

Invoice Factoring:

This is a way to increase your cash flow. It is, in fact rather like a temporary overdraft facility.

Asset Finance and Factoring:

If you need to buy assets for your business, such as Machinery or Kitchen equipment we can find the right finance for you.

Leasehold Finance:

This is effectively a mortgage that is not secured on the freehold value of the property.

Trade Finance:

Whether you wish to import or export goods or services you might well need finance, advice and protection of a bank that understands your business.

Payroll Finance:

This will provide the money for your company’s payroll costs, including National Insurance costs, on a temporary basis.

Marine Finance:

Boats, Barges, Narrow Boats, Oil Tankers, Fishing Boats

“We do not usually charge a fee for mortgage advice. However you do have the option to pay a fee of eg: 1.5% of the loan value and then you would receive any commission payable by the lender."
